Term and Condition
The Contract into is between the owner of the holiday accommodation and the holiday maker, hereinafter referred to as “ the hirer “. The contract is not effective until required payment has been received and confirmation has been sent to the hirer.
We categorize the year into three (3) seasons: High, Peak and Low season.

A deposit of 50% of the rental amount must be received within two ( 2 ) weeks working days after the relevant invoice and payment instructions have given to the hirer. If a deposit is not received within this time, the booking will be cancelled. If a deposit is not received within this time, it is within the discretion of the owner to cancel the booking. Final payment is required 75 days prior to arrival or immediately if booking is made less than 75 days prior to arrival. If the balance payment not received by the due date, the owner reserves the right to cancel the booking and retain the hirer’s deposit.
In the case of bookings made 45 days prior arrival, full payment is required within two ( 2 ) days, or on arrival, if less than two (2) working days , whichever comes first.
All payment can be made by Bank Transfer or Credit card. Some conditions apply and full details will be given at the times of booking.
Payment by Traveler Cheques, other currencies, or Personal Cheques , will not be accepted.
All clients will be asked to sign Waiver of Liability and credit card authorization form, which will allow the Agency to charge the card and any charges that client incur while at the villa.
In the case of last minute bookings, where is it impractical or very difficult for the hirer to make a deposit by TT, we will accept cash ( 2003 or newer , unmarked USD banknotes –F series or newer only ) on arrival.
However, a credit card authorization form will need to be used to ensure deposit requirement are met. This form will need to be companied by photocopies of both sides of the credit card, a photocopy of holder’s passport and written authorization. The funds will be held as a security and that the transaction will reversed only upon receipt of alternative payment.
All client will be asked to sign A waiver of Liability and a credit card authorization form, which allow the Agency to charge the card and any charges that clients incurs while at the villa.
If the reservation is cancelled 60days or more prior to arrival ( 90 days for Christmas / New Year bookings ) deposit will be refunded in full unless US$500.00 OR 20% of the total booking value ( whichever is greater ).
- 20% of the total rental amount will be forfeited of the cancellations is made more then 60 days before the start of the rental period
- 50% of the total rental amount will be forfeited if the cancellation is made 30 and 60 days before the start of the rental period
- 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
- For no-Show : 100 % of total rental amount will be forfeited
Notice of cancellation must be received in writing.
Final payments are non-refundable.
CHANGES TO BOOKINGS
A US$ 100.00 administration fee will apply to each change after a booking has been confirmed. Changes cannot necessarily be accommodated in all cases.
PROVISIONS AND STAFF
All villas we represent have a minimum of two domestic household staff. All our properties are fully equipped with bed linens, towels, cooking utensil etc.
Unless state otherwise, Airport pickups/drop-offs are complementary for standard mention occupancy per villa ( 1 car per 4 person ). For bookings with the minimum amount of 3 days low season, 5 days high season, 7 days peak season.
EVENT AND PARTIES
Normal bookings are for vacation purposes and special permissions must be obtained for functions where the number of people in attendance exceeds 150% of the capacity of the villa for a drink or dinner, For more people you need a license from local government, Indonesian law. For party with music always need license from Banjar ( local authority ). The Curfew is at 11.30 pm. For party with license should be 4 days in advance to inform local authority. Also clients should be aware that these are private villas located in residential neighborhoods and as such , not all functions or events can necessarily be accommodated. Much depends on the vagaries of the neighborhoods residents.
If you are planning to hold an event such a wedding or any large congregations of people at your villa it would be best to bring this to the villa manager attention as soon as possible.
Please be aware that normally the villa manager will not accept a booking involving a function without prior confirmation that function coordinator has been employed.
The villa manager have a rules governing villa usage for events and parties and surcharge of up to the equivalent of a night’s rental price applicable, in addition to a local community ( Banjar )fee. In principle outdoor music is not allowed accept by a party with license. Indoor music ( by villa sound system ) is allowed buy should be respectful for the neighbors ( residential area ).
DAMAGE OR LOSSES
The hirer is responsible for leaving the property in good order and in a clean condition. The villa manager reserves the right undertakes to pay for any damages or losses incurred during occupation. The villa manager reserves the right to reprocess the property if the hirer or a member of the party has caused excessive damage.
NUMBER IN PARTY / SUITABILITY
The number of persons occupying a property must not exceed the maximum number stated in the booking confirmation. The villa manager reserves the right to refuse any booking, which, in opinion, is unsuitable for the property concerned.
The villa manager will not accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use of the property, plumbing, gas, electrical or otherwise , and exceptional weather conditions. Further, no responsibility is accepted for the personal belongings, car and its contents of the hirer or any member of the party during holiday.
If the hirer consider that he/she has cause for complaint concerning a property , the matter should be taken up with the Villa manager in such cases, if The villa manager considers the complaint valid, a partial refund may be offered. This will have to discussed and approved by the relevant villa owner and may take several weeks to finalize. No liability shall arise beyond the refund of the monies paid. The owner will not entertain claims lodged by the hirer upon departure or after return home when it is no longer possible to investigate the complaint effectively.
